Job Description

Become proficient with Sitelink software and understanding automated gate system/software

 Rent units using appropriate telephone & in-person sales techniques
 Manage truck rental operations. I.e., renting trucks to customers, having trucks staged and ready for rent,
 Maintain outstanding customer service including assessing and resolving customer problems and
professionally handling telephone and walk-in inquiries
 Effectively communicate with management and fellow associates
 Maintain open dialogue with Corporate Administrator
 Make calls to current tenants presenting promotional offers to increase revenue as directed by
management as well presenting these offers to perspective new tenants.
 Manage and ensure that all applicable fees are being charged appropriately to tenant’s accounts. (i.e. 24
hour access fee, electricity, utility fee, etc.)
• Maintain property appearance and cleanliness

o Weed control
o Dumpster area cleaned & maintained.
o Timely maintenance work orders sent in to appropriate personnel.
o Minor landscaping (flower beds, leaves raked, etc.)
o No trash, debris, cigarette butts, nails, broken glass, screws, etc.
o Shovel walkways, ramp, doorways, stairs, etc. as applicable to location.

 General management of the office including but not limited to opening and closing the office on time each
day, preparing daily bank deposits. Offices are alarmed, therefore disarm at opening and closing and
always alarm when leaving the office. I.e., lunch breaks, lock checks, grounds clean up, tenant assistance,
• Keep office clean, organized, and professional looking. Clean office and restroom daily.
• Maintain a safe and hazard free property

o Perform daily lock checks for safety & security
o Surveillance systems operational and utilized to fullest extent
o Observe and report suspicious activity

• Prepare vacant units for rental as well as actively selling padlocks, boxes, moving and packing materials.
o Clean spaces as vacated, hallways and grounds as needed, as well as provide pallets in units
as needed/requested.
o Submit monthly supply orders, or as needed, to appropriate personnel.

 Delinquent accounts:

o Make Collection Calls
o Controls delinquencies through telephone contact and letters on a scheduled basis
including sending out monthly invoices
• Maintain tenant files and current computer data

o Address changes done in writing (not over phone)
o Leases signed, copy of ID, addendums signed, Ins. accepted/declined

 End of day recap turned in by close of business day
